Quick answer

In 2026, a Surrey home pays $3.42731 in property tax for every $1,000 of assessed value, plus flat charges on the same notice: a $300 capital parcel tax, a $250.71 drainage parcel tax and, for a house, $344.08 for garbage, recycling and organics. A regular Home Owner Grant then takes up to $570 off. Taxes are due July 2.

How the calculator works

  1. Tax on assessed value. Your BC Assessment value divided by 1,000, times your city's total residential (Class 1) rate. The total rate already includes the city's own share plus school tax, TransLink, Metro Vancouver, BC Assessment and the Municipal Finance Authority.
  2. Flat charges. For Surrey, the parcel taxes and garbage charge that the City collects on the property tax notice. For the other cities, flat charges aren't included, so add the ones on your own notice.
  3. Home Owner Grant. Taken off if the home is your principal residence, using the Province's 2026 rules.

A lower rate doesn't always mean a lower bill, because flat charges differ from city to city. Delta's rate here is its municipal and other-authority total. It leaves out the land-only drainage levies that apply to specific areas. The Township of Langley is a separate municipality from the City of Langley and isn't in the calculator yet.

Surrey's flat charges on the tax notice

  • Capital parcel tax: $300 for residential properties.
  • Drainage parcel tax: $250.71.
  • Garbage, recycling and organics: $344.08 for a single family home, duplex or townhouse using City collection. Apartments and townhouses with recycling and organics only pay $46.55. A secondary suite adds $172.04.

The Home Owner Grant in 2026

  • Regular grant: up to $570 off, for your principal residence.
  • Additional grant: up to $845 off, for owners 65 or older, people with a disability or living with a relative who has one, some veterans, and the spouse or relative of a deceased owner who would have qualified.
  • Threshold: the full grant applies to homes assessed at $2,075,000 or less. Above that, the grant shrinks by $5 for every $1,000 over, so the regular grant is gone at $2,189,000.
  • Minimum tax: you must still pay at least $350 (regular grant) or $100 (additional grant) in property tax.

Tip: You must apply for the Home Owner Grant every year. It isn't automatic. Apply through the Province's online form before your taxes are due. Our Home Owner Grant guide walks through it.

Due date and late penalties in Surrey

Surrey property taxes are due July 2. If the date falls on a weekend or holiday, you can pay the next business day without a penalty. The City mails reminder notices for unpaid balances, due September 2 and December 31. Late penalties also apply to the grant amount if you don't claim the grant by July 2, so claim it before you pay. Why is my real bill different from the estimate?

Your notice may include charges the calculator doesn't know about, like a secondary suite fee, a local area service tax, or the additional school tax for homes over $3 million. Your notice is always the final word.
